Phase 1

COMPLIMENTARY CONSULTATION

Vanguard Homes + Interiors and the client relationship begins with a complimentary consultation. You’ll get to meet our team and get to know us and our capabilities. We want to assure that Vanguard is an excellent match for your project. As we examine your lifestyle, living patterns and goals of your new custom home, we’ll suggest solutions and ideas on how best to move forward. It’s at that initial phase we’ll set realistic expectations. If you are unfamiliar with the new home process, the different phases can at times be frustrating and it’s our job to prevent that from happening. We want to assure you that high expectations will be met. We will discuss preliminary budget as well as our general process.

Phase 2

LOCATION AND PRELIMINARY BUDGET

After information is gathered from our first meeting, Vanguard will translate your wants and needs by presenting options from select existing plans combined with your ideas and boundless customization options, work from your plans or offer services of a reputable architect to design your dream home. We can build on your lot or find you one. We’ll discuss the concept behind the designs, materials and selections to be used accompanied by preliminary budgets. We’ll provide you with realistic cost estimates early in the process to eliminate any surprises later on. Upon approval of the concept and budget, the process moves to phase three.

Phase 3

PURCHASE

If you do not have a lender for your custom home, we can recommend a few for you to speak with. Meanwhile, you’ll finalize decisions for the lot, elevation and structural selections, etc.

Phase 4

PERMITS

At this stage we’ll obtain the necessary building permits. Building permits are written authorizations issued by the city or county to construct a project. Once permits are issued we’ll proceed to phase five.

Phase 5

PRE-CONSTRUCTION AND BUILDING YOUR HOME

This is where the magic happens as your home comes to life. You will have a pre-construction meeting with your contractor where you will review your site plan, the orientation on the lot and options selected. After the pre-construction meeting, construction will begin. Then we will also provide a pre-drywall meeting to ensure everything is ready for City Inspections.

Phase 6

ORIENTATION AND QUALITY ASSURANCE WALK-THROUGH

Once your home is complete we will schedule a home orientation where you will have opportunities to become familiar with how your home works and create a final to-do list for the contractor. The purpose of the orientation is to make sure any items that needed attention have been completed, make sure all installed appliances are operating properly, and to answer any questions you might have.

Phase 7

CLOSING AND MOVING IN

Prior to closing, you will make a signing appointment with the Title company and provide your down payment. Once the title company has received funds from your lender, or by you if this is a cash purchase, the Escrow company will submit for recordings with the municipality. Once recorded we’ll meet to deliver your keys.

30-DAY WARRANTY FOLLOW-UP

We’ll let you experience and enjoy your new space for 30 days and schedule a sit down meeting in your home to gather feedback on how you feel the project was executed from design through completion and to ensure that all completed work is operating and functioning properly.
